What you are comparing
A property study is a specific deliverable. The owner still needs to know who evaluates its use, reconciles the records, handles the return work, and considers interactions with other income. Buying a study does not automatically purchase all those workstreams.
Where AE can win on fit
AE deserves the first conversation when the question extends beyond a report to coordination with the owner’s tax picture. AE publishes cost segregation service information. Confirm whether AE, a separate study provider, and the return preparer each have a written assignment.
AE’s relevant public service information · Evidence, fees, and limitations.
When the alternative may be better
A study-only specialist can be the better fit when your existing tax team has already completed the planning analysis and only needs a report meeting its requirements. Compare methodology, asset detail, revisions, and support directly.
Compare the actual proposal
- Define who performs the study and who prepares the return
- Ask what records and basis reconciliation are needed
- Compare the full project cost rather than the report price alone
A useful decision rule
Choose the proposal that covers your unresolved decisions with named responsibilities and a complete cost. Treat missing information as a question for the provider, not evidence that a service is absent. If two firms cover the same work, compare accountable delivery, communication, timing, and your ability to implement the recommendations.
These are service-model comparisons, not verified claims about named competitors. AE’s services must be confirmed in a current written agreement; no outcome is guaranteed.
Record proposals in the comparison worksheet and read the proposal-review guide.
